Living in Aliso Viejo just got easier thanks to some inexpensive condos on the market. Yes head over to Oakgrove in Canyon Point near the crossroads of Pacific Park and Wood Canyon. Here, homebuyers will find five condos that have everything from air conditioning to a community pool and exercise room.

Neither Newport Beach, Corona del Mar, Laguna Niguel, Coto de Caza, nor Laguna Beach made the list of America’s Most Overpriced Suburbs released today by Forbes.com.
The writer must not have ever heard of the OC or our overpriced homes on practically every corner in practically every community.
Perhaps he has never been to Balboa, former home to Eddie Fischer, Shirley Temple, and others or Newport Beach, present home to a few overpaid sports figures.
Has he never stepped foot in Dana Point where homes overlooking the harbor are in the multimillions for a shack? How about Nellie Gail Ranch in Laguna Hills where Whitney Houston has been rumoured to set down roots?
A quick look at some of the current listings proved that we do indeed have some overpriced homes in overpriced suburbs like Dana Point, Aliso Viejo and Laguna Niguel:
Dana Point:
39 Monarch Bay Dr. Residential, single-family home built in 1964, 4 br/4.5 baths, 3,701 sq. feet, two levels, Cape Cod style, a “stone’s throw from the Ritz-Carlton.” But, no swimming pool and only a three-car garage. Price Tag: $11 Million.
24352 Santa Clara Ave. Residential, single-family home built in 1997, 6 br/4 baths, 5,502 sq. feet, three levels, Mediterranean style in Lantern Village, ocean views, but “No air conditioning.” Price Tag: $8.7 Million.
Laguna Niguel:
31951 Monarch Crest Residential, single-family home built in 2002, three levels, elevator, pool, spa, Normandy French style mansion, eletronic gate, ocean views, 10,000+ sq. feet. Price Tag: $7.7+ Million. This home has space for seven cars, and seven fireplaces, but it only has 4 bedrooms and 4.5 baths.
Aliso Viejo:
83 Remington Ln. Residential, single-family home built in 2002, two levels, Mediterrean Style, 5 br/4 baths, 3,900 sq. feet, canyon and mountain views. Price Tag: $1.5+ Million. No extra additions or structures.

I was listening to the news today and heard that California is number one in foreclosures. We’re talking 250,000 of them in 2007!
No shock as we continue to hear that The Fed is cutting rates, which it did again this morning according to bankrate.com and we hear day in and day out that people are struggling to make their mortgage payments. According to a report on DQNews.com the number of foreclosures is going to continue to rise as we move through 2008, sorry folks.
The report also says: The median price paid for a California home peaked at $484,000 last March and declined to $402,000 by the end of 2007, although much of that decline was caused by significant shifts in the types of homes that were sold.
So, with all of these housing problems, is it still possible to get the best-bang-for-your-buck or is that something that has fallen into the has-been file along with “Furby,” “Pet Rocks” and “Disco?”
Here’s a look at what Dana Point has to offer that might still be considered your best-bang-for-your-buck:

I may have spoken to quickly the other day when I asked if you’d spend $1 million for a home without instant beach access in a place like Aliso Viejo.
Well, after the three days of rain we have had, there might be quite a bit of water in AV these days. And if that doesn’t interest you, maybe these discounted prices on homes will.
4 Hawksmoor: The list price was “$669,900″ and changed to “$668,777.” Four br/2.5 baths, 1,950 sq. feet, two-levels, single- family residence, panoramic views.
118 Nightingale Dr.: The list price was “$517,900″ and changed to “$485,000.” Three br/2.5 baths, 1,355 sq. feet, condo, two-levels, trees/woods.
57 Conch Reef: The list price was “$419,900″ and changed to “$409,900.” Two br/2 baths, 1,103 sq. feet, condo, one-level, tucked in back of community.

You might need to grab your rainboots and umbrellas this weekend while house-hunting in South County. Places like Dana Point have several showings, and you’re in luck as they are either on the same street or right near one another so you shouldn’t get too wet.

One of the great things about growing up in Michigan was being surrounded by lakes everyplace I looked. When I relocated to the OC 10 years ago, I once again came to appreciate living so close to the water.
And when I first discovered such cities as Dana Point, I thought it was truly a charming community offering a lovely harbor where mega-yachts can be seen bobbing up and down, and where one can whale-watch.
However, I also thought Dana Point could be so much more — perhaps more like a Laguna Beach or a Corona del Mar with funky shops, upscale cafes, and a nightlife. Think about how great Dana Point could be if it had more of the above. Instead, there are a lot of tourist dives and the place closes up very early at night. Maybe if it did have these attractions, it, too, could have a reality show named after it!
In any event, people still want to live in DP, and maybe it’s because it ISN’T like Laguna Beach or CDM.
Here’s an inventory of what’s on the market in Dana Point should you opt to relocate there:

Don’t get me wrong, Aliso Viejo is a nice place, but if I had close to $1 Million to spend on a home, it’s not the first place that comes to mind.
Yes, there are some nice parks, one center with a grocery store, and a movie theater and a few more shops, but there is no Nordstrom, beachfront, or even a Trader Joe’s in the city.
The City of AV’s Web site says it’s a place, “Where you can experience it all!” Hmmm. Not so sure I would agree, it certainly is not like Newport Beach, Laguna Niguel, San Clemente, or Dana Point all with ocean views.
I’m not saying that if I had that kind of money that I would CHOOSE to live in Newport, which I wouldn’t. But what does close to a million get you in AV? Certainly not a place where you can take the kiddies to build a sandcastle, but maybe that’s OK for some folks.
Here’s a closer look at three properties just under $1 Million :
47 Hollyleaf: Single-family residence, two-level, 4 br/2 baths, 2,600+ sq. feet, canyon views, gourmet kitchen and lot large enough for a swimming pool. However, no beach view — Price Tag: Reduced from $999,900 to $979,900.
38 Sandbridge: Single-family residence, two-level, 4 br/ 2 baths, 2,100+ sq. feet, secluded yard with lush tropical landscape, and built-in granite BBQ. No beach view. Price Tag: $834,900.

So, here I am in the middle of January driving with my top down on my car along the Coast thinking about all of thse unlucky people who are digging themselves out of the snow back East (Hey, I grew up in Michigan and did it for years, so now I can boast). I’m in the middle of listening to the radio, the wind is blowing, the sun is glorious, and then all of a sudden, the news comes on over the airwaves and says according to DataQuick Information Systems DQNews.com ”Southern California home sales remained at their lowest level in more than 20 years last month, the result of market uncertainty and a continued drop in “jumbo” mortgage financing. Prices have dropped back to spring 2005 levels.”
It is indeed a frightening sight when you see so many “for sale” signs planted on front lawns, as well as multiple foreclosures. In my own neighborhood, both are happening at an alarming rate.

Maybe it had to do with Bank of America’s $4 Billion buy-out of the country’s largest — well former largest — mortgage company Countrywide Financial. Maybe not.
