Be a part of history and participate in the transformation of the former El Toro Marine base into the first great metropolitan park of the 21st century, the Orange County Great Park. You can do that by attending the open house being held this weekend at the Great Park balloon site or filling out an online survey.

In addition to asking the Great Park Design Team questions about their plans for the Orange County Great Park, which is about twice the size of New York’s Central Park, you are encouraged to give your opinions on what you would like to see in this park. For example, what would you like to see for items such as Sports and Recreation, Festivals and Events, Ecology and Nature, Historic Preservation, Cultural and Social Institutions and Activities. You can also take a free ride on the Great Park balloon (the balloon rides are an ongoing feature of the Park and are currently free).
This open house and online survey give you an opportunity to help guide the development of the Great Park, which is a public-private partnership between the City of Irvine and homebuilder Lennar Corporation.
So you are invited to attend the open house at the following times and location:
When: December 1st and 2nd, from 10 am to 2 pm
Where: Great Park Balloon Site (Directions)

Any way you slice it, prices are falling quickly. I cannot seem to keep up with the day-to-day reductions that take place almost at an hourly rate. Here are some Dana Point reductions for those looking to set down roots someplace new and exciting in South OC:
34392 Camino Capistrano This 4 br/2 baths, single-family residence was “$1,650,000″ and changed to “$1,595,000.”
33881 Manta Ct. This 3 br/2.5 bath, single-family residence was $1,599,000″ and changed to “$1,450,000.”
27565 Vista De Dons This 3 br/3 bath, single-family residence was “$1,049,900″ and changed to “$999,900.”

“If prices drop anywhere near what some expect, I’ll trade up. It won’t matter if I take a hit where I am, because I’ll pick it up on the next home.”
This is the comment of one participant in an Orange County Register poll (”49% say housing market has thrown off plans”). As the large number of foreclosures shows, not all homeowners are able to make lemonade out of the current lemon of a housing market, but at least this homeowner was able to do the lemons to lemonade trick.
If fact, many other homeowners might be able to make the same statement. For example, as a previous post showed (“Sold Signs” in Costa Mesa’s Mesa Verde), most of the recent sales in the Mesa Verde area of Costa Mesa ended up with a good-sized profit for the home seller. This was in spite of the home sellers settling for a price lower than their asking price.
My conclusion: I’m guessing that this situation is the same for much of Orange County. Since housing prices have increased so much in the last decade or more, many home sellers are still making decent profits in spite of the current price decline. Maybe there is more lemonade out there than we realize?

Yes, I’m still obsessing about buying a foreclosure. Anyway, here’s an interesting time line following all the events of a foreclosure posted on the Santa Ana, Orange County Real Estate blog. To my surprise, it seems like a very drawn out process.
“Day 1 - Notice of Default recorded with Orange County Recorder
Within 10 Business Days - Trustee mails Notice of Default to borrower(s)
Within 1 Month - Mail Notice Of Default to all entitled parties with an interest in the Santa Ana property
After 3rd Month- Notice of Trustee’s Sale is prepared and sent for publication
25 Days Before Sale Date - Send Notice Of Default to IRS (if applicable)
Within 20 Days Before Sale Date- Publish Notice of Sale in an adjudicated newspaper (must run once a week for 3 consecutive weeks)
Within 10 Days from 1st publication of Notice of Sale - Trustee sends Beneficiary a request for directions to Santa Ana, California property being foreclosed, in order to post Notice of Sale on Santa Ana property
14 Days Before Sale Date - Record Notice Of Sale with Orange County Recorder
5 Business Days Before Sale Date - The borrower’s right to reinstate expires
Sale Date - The Santa Ana property is Sold to the highest bidder or reverts back to lender.”
